Rules & Regulations

This Rules & Regulations page is provided as a summary for owners, residents, tenants, and guests of Sabine Yacht and Racquet Condominium. In the event of any conflict, the Association’s Declaration, Bylaws, and official governing documents shall control.

General Conduct

All owners, residents, tenants, and guests are expected to conduct themselves in a manner that respects the community, neighbors, and shared property.  

  • Disruptive, unsafe, or illegal behavior is not permitted.
  • Owners are responsible for the actions of their tenants, guests, and visitors.
  • All posted signage and written Association policies must be followed.

Parking Regulations

  • Parking is not assigned and is available on a first-come/first-served basis. 
  • All vehicles must display a valid Sabine Yacht and Racquet parking pass or decal at all times. Passes are issued through the Association via the Parking Permit / Vehicle Registration Form on the Association website. 
  • Vehicles parked without a valid pass, in fire lanes, or in violation of posted signage may be subject to enforcement. 
  • Oversized vehicles, trailers, and specialty vehicles must comply with Association rules. 

Pool, Amenities & Common Areas

  • Pool, dock, exercise room, and other amenity rules must be followed at all times.
  • No one under the age of 16 is permitted in the exercise room without parental supervision.
  • Pets are not permitted in the pool area or on the boat dock unless properly carried.
  • Fireworks are not permitted anywhere on the premises.
  • No flammable, combustible, or explosive fluids may be stored in units, patios, balconies, or storage areas.

Noise & Quiet Enjoyment

  • No owner, resident, tenant, or guest shall disturb others. 
  • Law enforcement may be contacted for disturbances occurring after 10:00 PM.
  • Excessive noise, including loud music, parties, or gatherings that disrupt others, is prohibited.
  • Quiet enjoyment of all residents must be respected at all times.

Trash & Recycling

  •  All refuse must be tightly wrapped and bagged before disposal.
  • Trash chutes may only be used between 9:00 AM and 10:00 PM.
  • Boxes and cartons must be broken down before being placed in dumpsters.
  • Cigarette butts or ashes may not be disposed of in trash chutes.

Balconies & Exterior Areas

  • Balconies must be kept neat and orderly.
  • Items that pose a safety risk or detract from the appearance of the building are not permitted.
  • Nothing may be thrown, shaken, or hung over balconies.

Short-Term Rentals & Guests

  • Sabine Yacht and Racquet Condominium allows both long-term residents and short-term vacation rentals.
  • The Association does not manage rental bookings and is not a party to rental agreements.
  • Rental guests must follow all Association rules, policies, and posted signage.
  • Owners are responsible for ensuring their guests receive and comply with these rules.

Construction, Renovation & Contractor Rules

  • Prior approval may be required before any construction, renovation, demolition, or contractor work begins.
  • All work must comply with applicable permits and must be performed by licensed and insured contractors when required.

Work Hours & Noise

  • Construction and contractor work is permitted Monday through Friday only, between 8:00 AM and 5:00 PM.
  • No construction or contractor work is allowed on weekends.
  • Excessive noise beyond what is reasonably necessary is not permitted.

Common Areas & Elevators

  • Contractors must protect elevators, hallways, entryways, and other common areas.
  • Elevators may be used for freight or contractor purposes only under Association guidelines.
  • All common areas must be kept clean at all times during work.

Materials, Debris & Storage

  • Construction materials, tools, and debris may not be stored in hallways, stairwells, lobbies, or other common areas.
  • Construction debris may not be placed in common trash areas and must be removed and disposed of properly.

Parking & Access

  • Contractors must follow all parking rules and display required parking passes or decals.

Utilities & Damage Responsibility

  • Any required utility shutoffs must be coordinated in advance.
  • Any damage caused by an owner, contractor, or subcontractor will be charged back to the unit owner.

Boat Dock and Launch

  • Cleaning of fish is not permitted in common areas or on the docks.
  • Diving from the docks is not permitted.
  • Boat slips are assigned to specific owners and are not for transient use. 
  • Boat slips may not be used for major boat repairs.
  • Access to boat slips is limited to slip holders and their guests, insurance and boat information must be given to Randy in the office prior to use.
  • The boat launch ramp may be used only by owners, tenants, and their guests between 7:00 AM and 10:00 PM.

Pets

  • All pets must be registered with the Association office.
  • Pets must be leashed or properly restrained at all times while outside of a unit.
  • Pets must be walked away from the building and are not permitted to relieve themselves in or immediately around the building or landscaped common areas.
  • Pet waste must be cleaned up immediately by the owner or guest.
  • Pets are not permitted in common areas, including but not limited to the pool area, fitness center, boat dock, hallways, and other shared spaces.

  • Owners and guests are responsible for ensuring pets do not create noise, safety, or nuisance issues.
  • Service animals are subject to applicable laws and Association procedures.

Enforcement

  •  Violations may result in warnings, fines, suspension of amenity privileges, or other action as permitted by the governing documents.
  • Repeated or serious violations may result in further enforcement measures.
