 Welcome to the Sabine Yacht and Racquet Condominium Association FAQ page. This section is designed to answer common questions for owners, long-term residents, short-term rental guests, and tenants at our Florida condominium community.

 This FAQ applies to all unit owners, long-term residents, short-term rental guests, and tenants at Sabine Yacht and Racquet Condominium. Owners are responsible for ensuring their residents, renters, and guests are familiar with and follow all Association rules and policies. 


The Homeowners Association (HOA) is responsible for maintaining the common areas, managing shared expenses, and protecting property values on behalf of all owners. 


Sabine Yacht and Racquet Condominium Association is managed by Etheridge Property Management, which handles the day-to-day operations of the community (administration, owner communications, dues collection, vendor coordination, and policy compliance).

 Contact information for the Board and management company can be found on the Contact page of this website. 


HOA dues are regular assessments paid by owners to cover common expenses such as insurance, utilities for common areas, landscaping, maintenance, reserves, and administrative costs. 


Dues are billed according to the Association’s approved schedule (monthly on the 1st).


Late payments may result in late fees, interest, or further collection action as outlined in the governing documents.  CAM Fees are due by the 1st of each month with only a 10 day grace period before interest of 18% is charged in accordance with our documents.  


The Declaration, Bylaws, Rules & Regulations, and other governing documents are available on this website or through the owner portal. 


Yes. Owners are responsible for ensuring that their tenants, guests, and visitors comply with all HOA rules and policies. 


The Board enforces rules fairly and consistently. Violations may result in notices, fines, or other actions as allowed by the governing documents. 


The HOA typically maintains common areas and shared building components. Specific responsibilities are outlined in the governing documents.


Owners are generally responsible for the interior of their unit and any items designated as owner responsibility in the governing documents. 


Maintenance issues can be reported through the management company or via the contact information listed on this website. 


No. Parking at Sabine Yacht and Racquet Condominium is not assigned and is available on a first-come, first-served basis. All vehicles must display a valid parking pass or decal at all times and must follow posted parking rules and signage. 


Yes. Common areas are for the enjoyment of all residents and must be used in accordance with posted rules and Association policies. 


No. Fire codes and Association rules typically prohibit personal storage in common areas. 


 Rental policies are outlined in the governing documents and may include restrictions, approval requirements, or minimum lease terms. 


No. Some condos are owner-managed, while others are managed by local property management companies. The Association does not directly manage short-term rentals and is not affiliated with rental agreements or bookings. Guests/owners should contact the listed owner or management company for reservations, availability, or booking questions. Visit our Stay at Sabine page for details.


 Yes. Owners are usually required to provide tenant information to the HOA or management company. 


 Board meeting schedules and notices are posted on the community bulletin board and sent by email to owners. 


 Yes. All Board meetings are open to owners. Sabine Yacht and Racquet Condominium does not hold executive sessions. 


Owners are encouraged to review HOA emails, newsletters, meeting minutes, and website updates regularly. 


 Yes. Certain documents and information may be available in a password‑protected owner portal.
